We work closely with local authorities from the start of the design process, in order to negotiate solutions that respond to local authority planning requirements. This is particularly significant in Italy, where individual regions often introduce their own building laws in addition to national norms and regulations, and where each local council has its own set of building regulations.
Our experience in dealing with the various authorities involved, and our ability to negotiate agreements that suit all parties involved, may be a deciding factor in getting the project through planning permission and out to build. In recent years, urban planning in Italy has undergone a major transformation with the introduction (in Lombardy) of the Piani di Governo del Territorio P.G.T. (Land Management Plans).
